Property Access

  • This home is accessed by a short flight of 7 stairs from the parking area.
  • The property is the top level unit of a three-unit building. There may be other people in the units below you. The entrance to the unit and the deck are private.

Parking Information

  • This home is accessed by paved roads and offers paved parking for up to two (2) cars. Do not bring more than 2 vehicles to this unit.

Policies and Rules

  • Must be at least 25 years old to reserve. This person is required to be the person signing the agreement and must be one of the persons staying in the property for the reserved dates.
  • No smoking allowed.
  • No events allowed.
  • No parties or gatherings above the posted occupancy allowed at any time. Keep outside noise respectable.
  • This home is not pet friendly. Do not bring pets into this home.
  • Children allowed: Do not let kids run inside the property.
  • Do not leave food or trash outside as it could attract animals. All trash must be bagged and placed in the trash receptacle indicated in the Welcome Book inside the house or your digital guidebook.
  • The HOA does not allow grills on the deck.
  • Trash must be disposed of in the community receptacle near the building.

Fees and Payments

  • Cancellation Policy - STRICT: Cancellations 60+ days prior to arrival receive a full refund minus the $50 cancellation fee. Cancellations within 60 days of arrival will not be refunded unless the dates are rebooked to another traveler.

Utilities and Amenities Access

  • Per the building's HOA, air conditioning of any form is under review. AC is not guaranteed for reservations in 2024.
  • Ceiling fans are present in each bedroom and the family room.
  • Baseboard heaters keep the home warm in winter, but a heat pump is being installed spring of 2024.
  • This unit has central heat, which is controlled by the Honeywell thermostat in the family room. Guests are asked to use the central heat and not the electric baseboard heaters. It does not offer central air conditioning.
  • Kitchen is well stocked with utensils and cooking basics. Starter sets of paper products, laundry pods, dishwashing liquid, and other consumables are provided for a short stay (1-2 nights).
  • Towels and linens provided.
  • Hair dryers are not provided.

Safety and Emergency Information

  • Due to the elevation of The Town of Sugar Mountain, all guests are required to come prepared with 4WD or AWD vehicles in winter (November-April) and during inclement weather, you may also need chains. Guests who fail to prepare will not be moved or refunded.
  • 4WD/AWD and/or chains recommended during winter (Nov-March) for all homes. Travelers visiting during the winter months where inclement weather may be possible should come prepared with an AWD or 4WD vehicle, and chains may also be required if it snows. No refunds, allowances, or date changes will be given to travelers who are not prepared with the proper vehicle, as outlined in the Rental Agreement.
  • This home has one exterior security camera monitoring the main entryway. No other cameras are present at this property.
  • Smoke alarm and carbon monoxide detector are present.
